MANOR STREET IS A MAJOR REGENERATION PROJECT FOR BRAINTREE DISTRICT COUNCIL THAT WILL REJUVENATE AND REVITALISE THE TOWN CENTRE, PROVIDING NEW FACILITIES AND ENHANCED PUBLIC REALM TO SUPPORT AN INCREASE IN SERVICES, BUSINESSES AND HOMES, CREATING A VIBRANT DESTINATION FOR THE COMMUNITY.
The mixed-use scheme will include 35 new homes, a 70-room hotel, health provision, new bus interchange, two-storey car park, and enhanced public realm, which will complement Braintree’s historic Town Hall and provide the perfect backdrop for a new café/restaurant.
The development places the wellbeing of the community at the heart, with a new healthcare facility to meet the future needs of Braintree’s growing population. The new health and wellbeing hub will be home to Mid Essex CCG’s first Livewell Hub, providing residents access to more integrated health and wellbeing services, with options of facilities including a GP surgery, pharmacy and further preventative healthcare services.
The enhanced public realm will offer attractive and enjoyable open space. A publicly accessible garden forms the centrepiece, offering a place to sit and relax, complementing the existing public amenities offered by the library, museum and historic, Grade II listed Braintree Town Hall. The route from Fairfield Road into the Town Hall garden will provide an unexpected and attractive urban experience in keeping with the character of the old town centre.
With the increase in services, the modernised bus station will expand to nine bus stands, from its current five stands. It will become a welcoming entry point to the town centre, with generous landscaping and tree planting in its surroundings, whilst ensuring visibility and accessibility. A new car park across two floors will provide additional parking capacity.
The new hotel feeds into the wider tourism strategy for the district, opening the possibility for more visitors into the town centre during the day and into the evening, as well providing quality use for those getting married within the Town Hall. The hotel is designed to be distinctive and recognisable whilst creating a harmonious and responsive relationship to the other buildings in Victoria Street such as the old Post Office.
As part of the Braintree Town Centre and Bradford Street Conservation Area, the redevelopment carefully responds to local heritage assets. The scheme has been designed to be coherent and consistent in its architectural approach with neighbouring building, as well as the character of Braintree Town Centre, whilst providing a series of distinct spaces and facades reflecting their use and location.
