A vibrant and sustainable residential neighbourhood rooted in place

Contributing to the next phase of Stretford town centre’s regeneration, we’re transforming part of the existing shopping centre into a greener, better-connected neighbourhood, providing 251 new homes. Our proposals form Plot 2A, one half of the wider Plot 2 masterplan, with a second phase (Plot 2B) to follow. 

The development will provide a mix of homes, including 120 one-bedroom apartments, 115 two-bedroom homes and 16 three-bedroom duplex townhouses, alongside two ground-floor retail units and a welcoming landscaped courtyard. Designed to sit comfortably within its surroundings, the scheme makes the most of nearby town centre amenities, helping to support a well-connected and socially active community.

At the heart of the scheme is a nearly two-acre park, complemented by new public squares, pedestrian-friendly streets and enhanced cycling connections. The site is highly accessible, within walking distance of bus, tram and rail links, supporting a more sustainable, low-car lifestyle.

Prioritising wellbeing, connectivity and long-term liveability

To create a real sense of community and belonging, the homes are thoughtfully arranged around a central courtyard, providing high quality shared amenity space. Building heights are carefully stepped - lower towards existing residential edges to respect local context, and higher towards the town centre - to optimise daylight, reduce overlooking and create a more comfortable microclimate. 

Architecturally, the scheme draws on Stretford’s character to create a strong sense of identity. A rich, brick-led material palette and articulated facades reference the surrounding Victorian and Edwardian terraces, helping the development feel rooted in its context.

Sustainability is embedded through a fabric-first approach, improving energy efficiency and reducing operational carbon. The scheme is fully electric, supported by air source heat pumps and photovoltaic panels, aligning with net zero targets while helping to lower energy costs for residents.

We have focused on creating a place that feels friendly and green, with homes shaped around a park that people can enjoy every day. It is about giving the town centre new energy, while designing streets and spaces the community can feel proud of."

A major transformation project

As part of the wider Stretford town centre regeneration masterplan, the residential element at Plot 2A plays an important role in creating a lively, well-balanced neighbourhood. 

Introducing new homes into the heart of the town centre will help support local shops and leisure, encourage activity throughout the day and evening and strengthen a sense of community.

Shaping a neighbourhood that feels welcoming, sociable and part of Stretford

A new park sits at the centre of the masterplan, designed as both a destination and a connector. By integrating informal play, seating and biodiverse planting, it supports everyday activity while enhancing health and wellbeing. Helping to breathe more life into the area and support local businesses, a complementary public square introduces opportunities for cafes and social interaction. 

Pedestrian and cycle-first streets improve permeability and legibility across the site, reconnecting previously fragmented urban fabric. This shift not only makes movement easier and safer but also encourages active travel and reduces car dependency.

Bringing back a finer urban layout in place of the inward-facing shopping centre creates active streets, improves visibility and strengthens the connection between buildings and public spaces. This helps people feel safer and encourages a stronger sense of community and pride in the area.

Green features such as rain gardens and tree planting are included throughout the development to support biodiversity, reduce flood risk and help cool the urban environment. Together, these measures create a more resilient and healthier place for both people and wildlife.
