PROJECT OVERVIEW

Providing a new residential neighbourhood for Stretford

Manchester Gardens is a new residential development that will transform a long-disused brownfield site in Stretford, Greater Manchester into a greener, more welcoming place to live.

Located on the site of a former petrol station and car park, the approved scheme will deliver 286 new homes, including one and two-bedroom apartments and three-bedroom townhouses, that are designed with traditional red brick to integrate into the local conservation area.

Landscaping, including courtyards, pocket parks and roof gardens, will provide spaces for residents to sit, meet, and spend time among nature throughout the year. A new public pedestrian route running north to south will also improve connectivity through the site to public transport.

The homes have been designed to feel bright, practical and adaptable, with generous living spaces, open layouts and full-height glazing. Residents will also benefit from shared amenities including a concierge, gym, residents’ lounge, gardens, terraces and balconies.

project aims

A design that responds to its local setting

This project transforms a vacant brownfield site into a new residential neighbourhood that responds sensitively to its surroundings while delivering much-needed homes for Stretford. Working closely with the client, we developed a design that balances local character, sustainability and placemaking, ensuring the development contributes positively to both its immediate setting and the wider community.

Situated alongside a conservation area, the scheme takes cues from the scale, form and materiality of the surrounding townscape to create a strong sense of place. At the same time, it introduces new green spaces, enhanced connections and energy-efficient homes that support contemporary lifestyles. The result is a development that respects its context while helping to shape a vibrant and sustainable future for the area.

brownfield regeneration

Bringing a prominent site back into use

Manchester Gardens replaces a disused petrol station and multi-storey car park with a new residential neighbourhood. Redeveloping this brownfield site makes more effective use of previously developed land, bringing homes and activity to a prominent location in Stretford.

For clients seeking to maximise the value in complex urban sites, Manchester Gardens demonstrates how a collaborative approach can respond to planning, heritage, landscape and technical considerations in one coordinated design. The scheme shows how brownfield regeneration can create practical value while supporting wider community renewal.

Manchester Gardens has been designed to feel like a natural part of Stretford, with homes, green spaces and new connections that support everyday life. We wanted the scheme to respond carefully to its setting while creating somewhere welcoming, sustainable and full of potential for the future."

heritage and local character

Responding carefully to Stretford’s identity

The site sits beside a conservation area shaped by Victorian terraces and historic industrial buildings, reflecting Stretford's heritage as a manufacturing and residential suburb. Many of these buildings share a strong brick identity, with decorative detailing. That local character played an important role in the design.

Red brick was selected as the main facade material to reflect the surrounding streetscape, while the building heights step down towards the conservation area to help the development sit more comfortably alongside its neighbours. This careful response helps the scheme feel rooted in Stretford rather than separate from it.

sustainability

Homes designed to use less energy

The development follows low energy design principles, using a highly insulated building fabric and efficient ventilation with heat recovery to reduce operational energy demand and support lower running costs.

Electric heating and hot water, elevators use regenerative lift technology, together with solar photovoltaic panels on the roof, will help reduce reliance on fossil fuels and support a lower carbon approach to everyday living.

The landscape strategy also uses resilient planting suited to warmer, drier conditions while helping support biodiversity across the site. Together, these measures support a more resilient development and contribute to Greater Manchester’s ambition to become a carbon neutral city region by 2038.
