Stretford Mall regeneration takes next step with planning approval

Proposals for the next phase of Stretford Mall’s regeneration have received planning approval, helping to transform part of the existing shopping centre into a greener, better-connected neighbourhood with 251 new homes.

The scheme forms Plot 2A, one half of the wider Plot 2 masterplan, with a second phase, Plot 2B, to follow. Working with Bruntwood and Trafford Council, our team has designed a sustainable residential development that supports the wider renewal of Stretford town centre, creating new homes, welcoming public spaces and stronger connections through the heart of the community.

With increasing focus on housing delivery, brownfield regeneration and the future of town centres, the project reflects the value of close collaboration between developers, local authorities, designers and communities. It brings forward thoughtful, practical regeneration that makes better use of existing urban land while supporting local life.

A greener, more connected town centre

Rooted in local character

New homes in the heart of Stretford

The approved development will provide a mix of homes, including 120 one-bedroom apartments, 115 two-bedroom homes and 16 three-bedroom duplex townhouses. Two ground-floor retail units will help bring activity at street level, while a landscaped courtyard will offer high quality shared amenity space for residents.

Designed to form a major part of the reimagined Stretford town centre, the scheme reinforces links to the surrounding neighbourhoods, existing amenities and public transport. Bus, tram and rail connections are all within walking distance, supporting a more sustainable, low-car lifestyle and helping residents travel comfortably across Stretford, Trafford and Greater Manchester.

The homes are arranged around a central courtyard, creating a calm, green and sociable setting. Building heights are carefully stepped, lower towards existing residential edges to respect local context and higher towards the town centre. This considered approach helps optimise daylight, reduce overlooking and create a more comfortable microclimate for people living nearby and within the new development.

At the heart of the wider scheme is a nearly two-acre park, complemented by new public squares, pedestrian-friendly streets and enhanced cycling connections. Together, these spaces will help create a more open, attractive and accessible town centre, supporting everyday wellbeing and encouraging people to spend more time locally.
