Our brief was to create a building which had presence, flexibility and vitality utilising the highest quality materials and technologies to achieve the best architectural solution possible. The client also wanted a ‘London quality’ building and the result is a simple, efficient and adaptable workplace finished to a very high specification.
The ambition of our client was exciting to us, especially during a difficult economic climate. At a time when the number of new developments making it to market was slender, we were able to offer solutions that not only met the aspirational brief, but delivered a highly profitable venture and sold for £150m during construction.
Through the provision of a simple, yet visually appealing form and a creative design approach we maximised net to gross floor areas and delivered a ratio of 86%. In addition, the retention of the existing podium and application of pre-fabricated technology were features which helped us achieve a cost per ft2 of just £143.
