The shortlist recognises three residential projects shaped around local needs, from a new Bristol harbourside neighbourhood to town centre regeneration in Stretford and inclusive homes in Camden.

We’re delighted to share that we’ve been shortlisted across three categories at this year’s Inside Housing Development Awards:

  • Best mixed use development including residential (Rest of UK):
    Wapping Wharf North, Bristol
  • Best build to rent development:
    Stretford Mall, Manchester
  • Best regeneration project (up to £21 million):
    Highgate Road, London.

The awards celebrate residential developments and the teams behind them. These shortlists recognise the work of our clients, collaborators and project teams in shaping homes and places that respond to their communities.

Best mixed use development including residential (Rest of UK)

Wapping Wharf North, Bristol

Delivered through our combined architecture and masterplanning services, Wapping Wharf North will complete the northern plot of Bristol’s much loved Wapping Wharf neighbourhood. By combining these services, we shaped the buildings and public realm as one connected response to the site. Bringing together 245 homes, 5,000 m2 of flexible workspace and a permanent home for CARGO, a two-storey retail space for independent businesses, the project builds on the independent spirit that already defines the area.

Homes are arranged around landscaped courtyard gardens, while retail and commercial spaces will animate Museum Street and Gaol Ferry Steps. The design brings quieter residential spaces together with lively street frontages and public spaces, helping to create a safe, well-connected neighbourhood that feels welcoming throughout the day.

Stretford Mall, Manchester

Stretford Mall sits at the heart of the wider masterplan for Stretford town centre. Through our architecture and masterplanning services, we’re transforming part of the existing shopping centre into a greener, better-connected neighbourhood. The proposals form Plot 2A, one half of the wider Plot 2 masterplan, with a second phase (Plot 2B) to follow.

The scheme will deliver 251 homes ranging from one-bedroom apartments to three-bedroom duplexes, with retail space at ground level and landscaped courtyards running through the site.  At the heart of the scheme sits a nearly two-acre park, complemented by new public squares, pedestrian-friendly streets and enhanced cycling connections.

By prioritising place and reinforcing connections to transport, amenities and communities, our approach makes this complex, phased masterplan more workable and lays the groundwork for a vibrant, lasting neighbourhood as Plot 2B follows.

Best regeneration project (up to £21 million)

Highgate Road, London

Highgate Road is a residential development in Camden that transforms a former brownfield site into a thriving, inclusive community, completing the wider Greenwood masterplan. The project delivers 47 new homes, including five specialist assisted living apartments. We led the design, working closely with Camden Council to respond to their need to bring community health provision and much-needed housing back to the local area, supporting a mix of housing needs.

The scheme supports independent living through its connection to the neighbouring AHR-designed Greenwood Centre, an award-winning community hub run by disabled people, for disabled people. Together, the two buildings and the wider masterplan ensure local residents continue to have easy access to support, services and opportunities to connect with the wider community.

A low carbon strategy underpins the scheme, with air source heat pumps, photovoltaic (PV) panels and high-performance glazing improving comfort while helping keep running costs down for residents. The result is a place that supports independent living, encourages social connection and gives residents a welcoming community now and for the future.
