Highgate Road
London, UK
project overview
Providing stylish, high quality homes in Kentish Town
Located in this sought-after neighbourhood, Highgate Road offers 47 exceptionally designed one and two-bedroom apartments, including four luxury penthouse homes. Every home benefits from generous, light-filled living spaces, with large balconies or roof terraces offering far-reaching views across North London’s rooftops and towards the city skyline.
Sitting on a once underused brownfield site next to our Greenwood Centre for Independent Living, this striking residential development replaces the former Highgate Centre, whose services have been successfully relocated to the Greenwood Centre – a vibrant, community-focused health and wellbeing hub that we also designed.
Our design draws inspiration from its high street setting, with traditional red brickwork, crittall-style windows and refined contemporary detailing that nods to the area’s industrial heritage while embracing a clean, modern aesthetic. Inside, the apartments are finished to an exceptional standard, blending comfort and elegance with thoughtfully considered interiors.
In response to the increasing demand for high quality, accessible housing in Camden, the development also includes five ground-floor apartments specifically designed to support residents with assisted living needs. These homes promote independent living and social integration within a thriving urban community.
Appointed at RIBA Stage 1, we revisited and refined the original layout to enhance the internal spaces. We did this by bringing in more natural light, improving circulation and ensuring that every home feels welcoming and inviting.”

sustainability
Adopting a climate conscious, sustainable approach
Beyond just housing, we saw this project as an opportunity to shape a more sustainable, future-facing community. By rethinking the energy and service strategy, we’ve introduced a low-carbon approach that includes photovoltaic panels, energy-efficient lighting, ambient-loop heat pumps, MVHR systems and high-performance glazing. These measures not only lower environmental impact but help reduce long-term energy costs for residents.
inclusivity
Creating a place where everyone, regardless of age or ability, can call home
We worked closely with Camden Council’s Housing Team to ensure the design supports independent living while also providing the right level of care and connection for those who need it.
Nurturing a sense of ownership and belonging, the dedicated assisted living apartments benefit from a discreet and secure communal entrance, as well as a shared social area and an external courtyard.
Support staff have their own secure facilities at the rear, allowing them to provide help without intruding on the day-to-day lives of residents.
