Plans approved for a significant tower scheme providing much-needed, affordable homes in Ilford

We're very pleased to share that planning has been granted for our redevelopment of the former Harrison Gibson Building on High Road, Ilford, a step forward in providing 100% affordable, high quality homes for a range of tenants.
A key project for the London Borough of Redbridge, the development sets a new benchmark for affordable housing provision, with on-site management helping to ensure long-term community value and resident support.
Supporting the growing demand for accessible and affordable housing in the area, the approved scheme will transform the vacant and deteriorating site into a vibrant, mixed use destination, delivering 326 apartments for social rent.
Designed as a clustered tower development, the tallest of the buildings will rise to 30-storeys, creating a striking new addition to the Ilford skyline.

Regional Director, ArchitectureOriginally granted planning permission in 2019 for a mixed use, build-to-rent development, the scheme has since evolved to better reflect the needs of the local community. The updated plans now feature a more efficient internal layout and an increased number of family-sized homes.
The towers will be linked by a landscaped podium and a series of roof gardens, providing green spaces, dedicated play areas and outdoor amenity for residents. The project also includes a refined mix of commercial uses - with ground floor retail, office space and basement parking integrated within the podium structure.
The redevelopment will also bring new life to Havelock Street by enhancing footfall and reconnecting this part of Ilford town centre with its surrounding community. To support the local economy and improve day-to-day living for residents, the scheme also includes a refined mix of commercial and community uses.
