PROJECT OVERVIEW
Enhancing resident wellbeing through our building consultancy services
To support our client’s investment in the wellbeing of their residents, we are currently appointed to provide a range of building consultancy services across a number of St Leger Homes’ sites.
This includes investigative surveys, fire safety upgrades, thermal imaging and a comprehensive review of their high-rise building stock.
St Leger Homes provide housing services across Doncaster, managing over 20,000 homes on behalf of Doncaster Council, as well as an ever-growing number of private rented properties.
REVIEW PROGRAMME
Improving building safety with a programme high-rise surveys
Drawing upon our extensive surveying experience, our commission included carrying out safety surveys across St Leger Homes’ high-rise buildings.
To provide our client with sufficient information to allow for the full management of their blocks and to assist with their building safety cases, as required by the Building Safety Act, we reported on key areas such as cladding, structure, fire safety and resistance, lifecycle, condition, access and ventilation systems, as well as providing layout plans and evacuation routes.
REMEDIATION WORKS
Managing an extensive high-rise remediation scheme
To improve living conditions for residents, we are providing project management and cost consultancy services on a large-scale scheme to provide remediation works to five high-rise buildings.
Addressing the defects identified in surveys, as well as enhancing the weather protection and insulation of the buildings, works concern stripping the existing cladding from the tower blocks, to replace it with a compliant system.
Further improving the high-rise blocks, additional areas for improvement, which were detected during surveys, have been incorporated into the remediation works.
These include the renewal of flat roof waterproofing with improved thermal insulation levels, increased perimeter parapet heights and new fall protection measures.
We also renewed the waterproofing surfaces on the projecting and recessed balconies. This work involved increasing threshold heights, replacing the balcony access doors, installing new balcony gullies and replacing associated rainwater pipework. Wholesale window replacements are also being undertaken on two of the five blocks.
To ensure minimal disruption, the works are being carried out on a sequential basis, while residents continue to live in their homes.
THERMAL IMAGING
Supporting sustainability targets through thermographic surveys
To establish the energy efficiency of ten of St Leger’s social housing properties, and to inform decisions around the installation of external wall insulation, our geomatic consultancy team carried out thermal imaging surveys at five high-rise and five medium-rise blocks. Guiding St Leger’s future refurbishment and retrofit works, our subsequent reports included a traffic light system and detailed recommendations for each block.
Using a specialist UAV with a thermal imaging payload, the surveys were undertaken while the properties were occupied, ensuring no disruption. Standard visual imagery was taken alongside thermal imagery to aid in identification. A detailed analysis of our findings was then provided by our internal qualified thermographer.
