A future-ready, advanced manufacturing masterplan

We designed the Siemens Rail Village, an advanced manufacturing masterplan that optimises rail production, assembly and commissioning processes on a single, strategically planned site.

Working in close partnership with Siemens, we established a phased industrial development strategy aligned with their operational requirements. Phase one (Siemens Mobility Train Manufacturing Facility) and phase two (Siemens Mobility Traction Drives UK and Ireland Facility) are now fully operational. Phase three, the Siemens Bogie Service Centre, is currently under construction. These rail manufacturing facilities establish a new UK benchmark, supporting the delivery of next-generation fleets, including the Piccadilly Line trains.

Our design reinforces Siemens’ Net Zero by 2050 commitment, through low-energy operational systems and healthy, people-centred industrial workplaces. Biophilic design principles and WELL Building standards shape environments that enhance wellbeing, comfort and productivity.

Located within the Humber Enterprise Zone, this £200 million investment delivers over 1,000 skilled engineering and manufacturing jobs, unlocking regional capabilities and creating lasting social and economic value.

This technically sophisticated, future-ready environment enables Siemens to expand as advanced manufacturing demand grows.

Close collaboration creating technical efficiencies

Through close collaboration with Siemens, we shaped a highly efficient industrial masterplan with optimised productivity throughout. Site visits to European facilities and detailed adjacency mapping, informed a streamlined operational model.

Together with Siemens Mobility, Siemens Real Estate, Arup, GMI Construction and East Riding of Yorkshire Council, we delivered a successful hybrid planning application, providing the flexibility for a phased delivery while minimising disruption and managing long-term planning risk.

Our adaptable industrial architecture supports future expansion, ensuring all facilities can remain fully operational whilst new phases develop.

landscape design

A biodiversity-led strategy enhancing ecological value

Our landscape design strengthens ecological value and creates a healthier, more uplifting workplace. Biophilic planting, native species and green corridors reinforce the site’s connection to nature, while sustainable drainage systems (SuDS) systems improve water quality and climate resilience. We have delivered measurable Biodiversity Net Gain (BNG), integrating ecological enhancements into a complex industrial context, demonstrating that large-scale manufacturing environments can work in harmony with the natural landscape.

A flexible, future-proof and environmentally responsible approach

Sustainability is embedded throughout the masterplan. Innovative methods such as Virtual Reality (VR) modelling drove sustainable outcomes from concept to construction.

Whole Life Cycle Assessment (LCA One Click) and detailed embodied carbon assessments reduce environmental impact while supporting long-term operational efficiency. By consolidating manufacturing processes on one site, Siemens reduces outsourcing and lowers road freight mileage, supporting more sustainable logistics.

This state of the art rail manufacturing village also enhances the passenger experience, promoting greener, more reliable forms of transport.

Delivering long-term economic sustainability

Goole was identified as the best site for the development, given its size, relationship with existing rail infrastructure and strategic position within the Humber Investment Zone.

This project has created over 1,000 skilled jobs, with a further 250 during construction. This £200 million local investment strengthens Goole as a leading advanced manufacturing and engineering centre, generating lasting economic value and supporting the region’s continued growth.
