We're delighted that plans have been submitted for Academy Way, an important step towards delivering a welcoming new residential neighbourhood that responds to its context and supports everyday life.

The scheme, being delivered by Habiko - a joint venture between Pension Insurance Corporation, Muse and Homes England - will transform a constrained urban site into a high quality residential development. Our design will support urban regeneration by creating a well-connected, inclusive neighbourhood designed around everyday living.

Plans include 240, one and two-bedroom apartments, complemented by private terraces. Together, these elements will create a distinctive residential neighbourhood that feels safe, easy to navigate and closely connected to its surroundings, delivering sustainable new homes suited to modern urban lifestyles.

We're pleased to have reached this key milestone in the project, which reflects the strong collaboration across the team and our shared commitment to delivering a high quality development."

Dominic Manfredi

Director, Architecture

The buildings are designed at a scale and shape that fit well with the surrounding area, helping the development feel like a natural part of the neighbourhood. Active frontages and new routes will make it easier for people to walk through the site and connect with nearby streets, supporting a safer and more lively environment.

Landscaped spaces will provide places to relax, meet others and enjoy greenery, improving wellbeing and making the area more pleasant.

Sustainability is built into the design to create homes that are comfortable, efficient and ready for the future. A fabric-first approach, efficient building forms and flexible layouts will help reduce energy use and running costs, while limiting environmental impact over the long term.

Building on our expertise

The scheme will be an exciting addition to our growing portfolio of residential projects that place community at their heart. Guided by strong placemaking principles, we are committed to creating high quality places where people feel a sense of pride and belonging.

Across all our schemes, we carefully consider people, context, heritage, sustainability, the environment and long-term resilience.

Hope Road, Bristol

We are revitalising the brownfield site on Hope Road, which has been vacant for several years, to creatively repurpose it with a mix of one and two-bedroom 100% dual aspect apartments available for private sale. These homes will be accessed via shared balcony walkways, within a building that ranges from three to seven storeys.

Ilford, London

We are redeveloping the former Harrison Gibson Building on High Road, Ilford, to provide 100% affordable, high quality homes for a range of tenants. As a key project for the London Borough of Redbridge, the development will set a new benchmark for affordable housing provision.
