Our exceptional supported living development in Bonnyrigg shortlisted at Scotland Housing Awards 2025

We’re delighted that our carefully designed, Passivhaus Classic certified scheme, 1 – 21 St Cuthbert’s, has been recognised in the Excellence in Development for Affordable Housing category at this year’s awards.
Located in the heart of Bonnyrigg, the single-tenancy residential development provides 20 warm and welcoming homes for older people and those living with learning disabilities. The design creates a supportive, safe and inclusive environment where residents can enjoy greater independence and quality of life.
As part of our client Midlothian Council’s net zero 2030 commitment, the homes are certified Passivhaus Classic Standard. This ensures they are energy-efficient, affordable to run and environmentally responsible – supporting both residents’ wellbeing and the Council’s sustainability goals.
Inside, the homes have been designed to adapt to people’s changing needs over time. A calm and simple interior palette creates a relaxing atmosphere, while also giving residents the freedom to personalise their space and truly make it their own.

The development draws on the principles of the ‘20-minute neighbourhood’, giving residents easy access to healthcare, local shops, supermarkets and transport links. This thoughtful planning helps build a connected, supportive community in the heart of Bonnyrigg.
Building on extensive experience in Passivhaus design in Scotland
1 - 21 St Cuthberts is among a number of our Scottish projects that have achieved impressive sustainability targets.
- Our Woodmill and St Columba’s RC High School project in Dunfermline proudly stands as the world’s largest Passivhaus education building, providing a light, open and enjoyable place to learn, teach and grow.
- Currently under construction, Caledonia High School in Fife is on target to meet Passivhaus Classic Standard, and will promote a healthy and enjoyable learning experience.
- For the residents of Kirkcaldy, Templehall Community Hub, which is currently on site and targeting Passivhaus Classic Standard, will create a community-driven place for people to come together.
