A high quality, sustainable scheme underpinned by technical rigour

We delivered new junior ranks single living accommodation (SLA) at Kinloss Barracks, creating modern homes that that everyday wellbeing and operational readiness. The development replaces accommodation that had previously been provided in poor-quality blocks, which were scoped for demolition.

Using our long-standing experience across defence estates, we shaped a solution that felt dependable and practical. Our design has improved living standards for junior ranks personnel and provides a clear, repeatable benchmark for future SLA delivery.

Our works included:

  • Reproviding accommodation that had previously been in older blocks, which were later demolished
  • Delivering two new accommodation blocks for 137 junior rank personnel
  • Removing three outdated accommodation blocks to make way for better, more comfortable homes
  • Creating a new 130-space car park, including accessible bays and electric vehicle charging points

A sustainable approach with minimal disruption

We designed the modular development to Passivhaus principles, putting comfort and performance first. This fabric-first approach supported stable internal temperatures, good air quality and a calmer day-to-day living experience.

Modular construction helped us deliver consistent quality with less disruption on-site. It also supported programme certainty, which mattered on a live operational base.

Sustainability targets guided decisions from the outset, helping reduce operational energy demand and support long-term value for the wider defence organisation.
