project overview

Comfortable living set on a unique waterfront location

As part of the wider regeneration of Chatham Docks, we designed and delivered two contemporary apartment buildings providing 192 private rented sector and build-to-rent homes overlooking the River Medway. The scheme supports long-term placemaking by helping to establish a strong neighbourhood identity on the waterfront and by adding new homes within a growing, mixed community.

Alongside a mix of ground-floor retail and leisure uses, the development helps shape an active mixed use waterfront destination for Chatham and Gillingham. Active frontages and clearly defined entrances support a welcoming street presence and strengthen the day to day life of the area, with improved connections to the public realm and the wider masterplan.

Set on a former brownfield site, the two buildings are brought together by a shared, landscaped roof terrace, providing a comfortable communal space where residents can relax, meet and connect. Building on the momentum of this phase, we also went on to pick up Phase 3, which includes a further affordable homes development as the next step in the continued regeneration.

design concept

Bringing together placemaking and community value

Our design thoughtfully responds to the historic dockside setting and supports the wider regeneration of this former brownfield site, helping shape a waterfront neighbourhood that feels distinctive, yet familiar and grounded in place.

At street level, simple, legible routes link homes to the promenade and to the new commercial spaces, which open out towards the water to support everyday life along the edge.

A mix of one and two and three-bedroom apartments help the development meet a range of household needs and supporting a balanced community. Daylight testing, supported by generous glazing, helps create bright interiors and a comfortable public realm between the buildings.

Outdoor amenity is provided through balconies, townhouse gardens, communal gardens and courtyard spaces, giving residents a choice of settings for rest, play and everyday moments outside.

A modern methods of construction approach, including precast facade panels, bathroom pods and balcony cassettes, helped streamline the programme while supporting consistent quality across the homes.

By combining new homes with active ground-floor retail and leisure uses, and by strengthening links to the promenade and surrounding green space, the project helps establish a coherent waterfront neighbourhood.

The shared roof terrace and improved public realm support everyday social interaction, while the overall layout reinforces a clear, accessible route network and a stronger sense of place.”
