  • 81 COLMORE ROW IN BIRMINGHAM IS THE REFURBISHMENT AND EXTENSION OF THE GRADE II LISTED 79-83 COLMORE ROW FOR FLOREAT INVESTMENTS, BREATHING NEW LIFE INTO THE BUILDING SPACE WHILST RETAINING THE ORIGINAL CHARACTER TO OFFER A UNIQUE AND DISTINCTIVE OFFICE SPACE IN THE HEART OF THE COLMORE BUSINESS DISTRICT.

  • The refurbishment greatly expands on the use of space, to include a roof top extension, internal alterations to the building, a new roof top plant deck and incorporation of a restaurant space at ground floor level.

    Numerous feasibility options were explored during the development, with careful consideration to balancing the financial appraisal of the project, viability, heritage and marketability of the finished product.
  • Daylight within is maxmised, with generous and spacious areas created. Flexible breakout space and meeting rooms benefit from views through the building, plus easy access to the terrace area with a small roof extension makes full use of the surrounding context of Colmore Row and St Phillips Square.

    Original features such as columns, cornices and panelling within the reception area are retained, with enhancements made to create a more welcoming and invting setting. 


  • As we move from the front of the office, towards the rear, the character of the space gradually becomes more modern and contemporary, to provide a range of available office space.

    External lighting is also incorporated to highlight key facade details and emphasis the authentic and retained listed stone facade.

    The development maximises upon the prestigious Colmore Row address, improving the street presence of the building, whilst highlighting its distinct heritage, creating a unique and stylistic office space, full of character and fit for the modern world.
