We’re delighted to have won the ‘Partnership and Collaboration of the Year’ award with Incommunities at the ASCP UK Safety and Compliance Awards, recognising our five-year programme to improve building safety, compliance and living standards across homes in Yorkshire.
By combining multidisciplinary expertise, advanced technology, robust governance and resident engagement, we’re delivering outcomes that meet statutory requirements and set a benchmark for the sector.
Prioritising resident safety and contribution
Incommunities manages over 22,600 social and affordable homes across Yorkshire, with resident safety as their highest priority. They pride themselves on collaboration with tenants, communities and local partners to provide a range of high quality, warm and affordable homes, investing in improving safety, energy-efficiency and overall resident satisfaction.
To strengthen building safety compliance and enhance living conditions, we established a five-year, strategically aligned partnership delivering a comprehensive programme of building surveys and improvement works across Incommunities’ full estate.
Alongside our role as project manager, we’re acting as employer’s agent, lead consultant / designer, principal designer for CDM, principal designer for building regulations and cost consultant, leading a multidisciplinary team of specialist fire consultants, M&E engineers and structural engineers, all acting with a focus on compliance.
Comprehensive improvement works
Designed to support the protection of residents, fire safety enhancements include the provision of new sprinkler systems, alongside additional measures which aim to prevent the spread of fire in the event of an emergency.
Other building enhancements include re-roofing works, the replacement of windows and doors, and general refurbishment, as well as upgrades to the heating and boiler systems and M&E services. Enhancing accessibility and providing a more welcoming approach to the buildings, entrances will be widened and redesigned.
Our approach is centred around Incommunities’ clear commitment to resident safety and transparency. Engagement was embedded from the earliest stages, with structured public consultations enabling residents to understand the proposed works and contribute to decision making.
For example, residents’ desire to have new CCTV systems, access controls, and perimeter security to the car park was recorded and included in the project works as a result.
Delivering meaningful improvements for residentsBringing together specialist services
We’re supported by a multidisciplinary team of regional specialists, including structural engineers, MEP consultants, cost consultants and fire safety experts, procured through EN Procure.
To strengthen safety outcomes, our in-house geomatic consultancy team are using laser scanning and 3D modelling to deliver accurate digital representations of buildings, improving the quality of surveys, informing design decisions and enhancing stakeholder understanding.
Enabling targeted interventions to address energy efficiencies alongside safety improvements, thermal imaging is providing critical data on building performance supporting energy cost savings for residents.
