Plans approved for Wapping Wharf North, completing the mixed use neighbourhood in Bristol

We’re delighted to have reached this milestone at Wapping Wharf North in Bristol as we move forward with new homes, flexible workspace and CARGO Hall, a lively extension to the existing neighbourhood.

Wapping Wharf is Bristol’s much-loved waterfront neighbourhood. Building on its success, we’ve designed the north plot to positively complement its character, energy and independent spirit, while adding new routes, active frontages and shared spaces that help the area grow in a way that feels grounded and familiar.

This is a complex and ambitious design for a highly connected harbourside community, with homes, flexible workspace and busy ground-floor destinations. Because of that complexity, the project required additional time to make sure we got the functionality absolutely right.

Working in close partnership with Umberslade, we’re delighted to have reached this milestone, the final phase of the Wapping Wharf neighbourhood, completing a regeneration journey more than twenty years in the making.

A complex mixed use neighbourhood, designed to function beautifully

The north plot will be delivered in two phases, helping the neighbourhood evolve in a balanced way.

  • Phase one (west) will provide the permanent home for CARGO alongside around half of the new homes.
  • Phase two (east) will introduce flexible workspace and the remaining homes, supporting a more sustainable pattern of living and working locally.

Designed with the people of Bristol at the heart

A key part of Bristol’s harbourside regeneration

Home life sits at the centre of the scheme, with residential buildings gathered around landscaped courtyard gardens where neighbours can pause, chat and spend time outside, supporting wellbeing and a strong sense of community.

We have shaped the homes to meet different needs too, with a mix that includes one-bedroom homes, a range of two-bedroom apartments including larger-than-average layouts and a small number of three-bedroom homes suitable for families.

Around the edges, the neighbourhood becomes more energetic. A two-storey CARGO podium will bring small commercial units to Museum Street and Gaol Ferry Steps, while CARGO Hall adds an indoor food and produce destination that forms a new internal arcade linking Museum Street to Rope Walk. Above, a covered gallery walkway will run along Museum Street and Gaol Ferry Steps, giving access to retail and commercial units and adding another layer of movement and life to the streetscape.

Together, these elements help Wapping Wharf North grow into a distinctive new mixed use destination for Bristol, one that supports independent businesses and creates a welcoming place to live, work and socialise.

Frequently asked questions

Wapping Wharf North in Bristol is a highly mixed use scheme, bringing together new homes, flexible workspace and a lively destination led by CARGO. Our design feels like a natural extension of Wapping Wharf, with new routes, active frontages and shared spaces that support everyday community life.

CARGO Hall is an indoor food and produce hall designed to create a welcoming new destination. It forms a new internal arcade linking Museum Street to Rope Walk, helping people move through the site while discovering independent food and retail.

We've been working closely with the planning department to refine access and movement, including how people arrive on foot and how servicing works behind the scenes. We have focused on keeping routes clear and safe, while helping restaurants and the market hall coexist comfortably alongside the established neighbourhood.

Our design includes a range of apartment sizes to support diverse housing needs in Bristol. The mix includes one-bedroom homes, standard two-bedroom apartments, larger-than-average two-bedroom homes and a small number of three-bedroom homes suitable for families.
