Hatchmoor Road Business Park planning application submitted in Great Torrington

We’re delighted to reach this milestone, moving us one step closer to creating a new employment hub featuring sustainable infrastructure, modern workshop units and enhanced landscaping for the local community.

Working with Torridge District Council, we are bringing forward proposals to thoughtfully expand employment space in Great Torrington – creating more opportunities for local businesses and supporting new jobs close to home.

Great Torrington is home to a strong network of small businesses and skilled trades. However, the nearby Hatchmoor Industrial Estate is nearing capacity. The Local Plan recognises the need for additional employment land to help the town grow in a balanced way, alongside new homes and community infrastructure.

The 1.62 hectare site to the east provides a natural and well-connected extension to the existing estate. Importantly, it sits outside the Conservation Area and the Area of Outstanding Natural Beauty.

Our application includes:

  • Phase one detailed consent for 1,230 m² of modern workshop and light industrial space across three buildings
  • Outline consent for future phases, enabling around 3,022 m² of additional employment space as local demand evolves

This phased approach gives the town flexibility to respond to business needs over time, supporting steady growth while respecting the character of the area.

Supporting Great Torrington to grow well

Designed around people and place

From the start, we focused on shaping a business park that feels considered and respectful of its surroundings. A new junction from Hatchmoor Road will provide safe access, alongside a shared pedestrian and cycle route.

Each unit has flexible internal layouts, so businesses can combine spaces as they expand. We have included EV charging points, secure cycle storage for 28 bikes and accessible parking to support inclusive, lower carbon travel.

Landscape plays a central role in the design. We are retaining and strengthening existing hedgerows, introducing native planting and creating a 10m ecological buffer along the western and northern boundaries. Sustainable drainage features, including planted attenuation areas, will manage rainwater while supporting wildlife.

Solar photovoltaic panels on south-facing roofs and rooflights bringing in natural daylight will help reduce operational energy use. Together, these measures support biodiversity net gain and create a greener setting for people and nature.

Hatchmoor Road Business Park will provide modern, energy-efficient employment space designed for local enterprises. By creating jobs within walking and cycling distance of homes and bus routes, we are helping to reduce longer commutes and keep economic activity within the town.
