One Brabazon Gateway, a new office, food store and multi storey car park gets planning approval

We’re looking forward to the next stage of regeneration at Brabazon with YTL Developments, bringing everyday convenience, flexible workspace and welcoming public realm closer together.

Planning permission is now in place for One Brabazon Gateway, a mixed use development on a gateway site along Runway Avenue and the A38. We’ve designed the scheme to make arriving, meeting and moving around Brabazon feel simpler as the neighbourhood grows.

The approved scheme includes a 2,900 sq m supermarket, 16,250 sq m of Grade A office space and a 1,640-space multi-storey car park (MSCP). New public realm will knit everything together with clear, accessible routes that support walking, cycling and public transport connections.

Connecting people and places

Waitrose’s first new full-line supermarket in seven years will sit at the heart of the building, making day-to-day shopping easier for the growing Brabazon community. Above, six floors of offices will bring new workspace to the neighbourhood and help support a lively, mixed use centre.

We worked carefully on the structural layout and core arrangement so the 20,000 sq ft store can stay open, clear and easy to move around.

Upstairs, the offices are designed for the way people work now, with flexible space to focus, meet and collaborate. A south-west facing rooftop clubhouse and terrace adds a shared place to step outside, connect and take a break.

A design inspired by the site's aviation history

Creating a destination of convenience and accessibility

To promote health and wellbeing, we’ve integrated active travel features, including secure cycle storage, a cycle workshop and high quality end-of-trip facilities. The building also targets strong sustainability and digital connectivity credentials, including EPC A, BREEAM Outstanding, NABERS 5 and WiredScore Platinum.

Our landscape-led public realm creates pedestrian priority streets and spaces that feel safe, open and comfortable across the seasons, with places for cafe spill-out, outdoor seating and street food markets, alongside clear day-to-day routes.

The MSCP provides parking capacity that supports the growing neighbourhood and the wider Brabazon destination. A brightly coloured glazed stair sits on the north-west corner, acting as a clear wayfinding feature and a more inviting route on foot.

We took cues from the site’s aviation heritage when we developed the car park cladding design. The folded forms resemble paper aeroplanes and the directional colour treatment creates a lively facade that changes as people move around the building."

With planning approval in place, we’re excited to move into the next stages of technical design and co-ordination with YTL Developments and the wider team. The project is moving at pace as is intended to start on site by August 2026.
