LANGARTH GARDEN VILLAGE IS A VIBRANT, CONNECTED AND NATURE-LED DEVELOPMENT FOR BETWEEN 8,000 AND 10,000 FUTURE RESIDENTS OF CORNWALL. OUR MASTERPLAN INSTILLS A STRONG-SENSE OF LOCAL CHARACTER AMONGST ABUNDANT GREEN SPACE AND SUSTAINABILITY-LED DECISIONS TO CREATE A DISTINCTIVE COMMUNITY THAT WILL LIVE AND THRIVE BY THE BENEFITS OF A PLACE TRULY IN-TUNE WITH ITS SURROUNDINGS, THE PEOPLE THAT LIVE THERE AND THE WIDER WORLD.
Residents of Langarth will enjoy a lifestyle that is green at the heart, with homes, schools, walkways, leisure and cultural destinations all set amongst rural, open spaces. People are prioritised over cars, with walkable corridors connecting all major elements, nurturing active and healthy living. Cycle paths and sustainable public transport also take precedent as preferred forms of travel, helping to ensure the development works for all.
A comprehensive and connected network of green infrastructure will mean that green space is easily accessible from any part of the Langarth Garden Village. Opportunities for activity, sport and recreation will be of ease to residents, boosting wellbeing and social cohesion, whilst supporting cleaner air and assisting in carbon capture. Biodiverse areas will see humans pass habitats for wildlife whilst on their way to work, socialise or play, evoking a unique and rare way of life, worthy of Garden Village status.
The community will be multi-generational and the development embraces this, priortising high-quality living that people of any age will enjoy. A mix of housing types and tenures will meet everyone’s needs, with at least 35% affordable, as well as homes for students, older people and those will special needs. The project involves extensive public consultation, research and development of civic infrastructure, along with essential community projects.
Langarth Garden Village aspires to a 20% biodiversity net gain across the whole site. The development will also aim for much higher than minimum building standards, with a proportion of homes set to be zero carbon.
An unrivalled sense of place has been created at Langarth Garden Village, with a thoughtfully designed neighborhood that is attractive in more ways than one through an industry-leading and responsible approach. The result - a community that will be desirable to all future generations and fit for both now and the future.
