THE DEVELOPMENT HAS BEEN DESIGNED AROUND A CLEAR AND CONNECTED PUBLIC REALM NETWORK WHICH IS WEAVED TOGETHER THROUGH AN ATTRACTIVE LANDSCAPE DESIGN, RESPONDING TO THE SITE'S OPPORTUNITIES AND ORIENTATION, MAXIMISING THE ATTRACTIVE VIEWS TOWARDS THE CANAL.
The new homes at Hertford Gas Works range in size from 1 and 2 bedroom apartments, to 3 and 4 bedroom town houses. The development is tenure blind, with affordable housing distributed across the scheme.
The development comprises of three character areas: the northern quarter - riverside, which will comprise flatted development; the southern quarter – Marshgate Drive, which will comprise townhouses and the southernmost quarter – Mead Lane, which will comprise employment floorspace
The northern quarter provides two areas of open space, Marshgate Park and the Watermeadows, in addition to the Riverside corridor, and a series of pocket parks along Stant Lane. The Watermeadows will offer space for relaxation, contemplation and nature with permanently wet scrape providing vital habitat for local birds and insects. The buildings and spaces within this quarter are visually attractive. The elevations are a distinctive, contemporary interpretation of the historic riverside buildings articulated with lucums and decorative brickwork. Using strong gable forms, pitched roofs and variation in materials, the architecture has created a series of buildings that will provide animation in their river facing and flank elevations.
The southern quarter comprises five groups of terraced houses, three of which front on to Marshgate Drive and the remaining two an inner access road and mews. The buildings have been designed having regard to levels to reflect the building line, scale and height of the proposed terraces on Marshgate Drive.
At the corner of Mead Lane and Marshgate Drive, the proposed new commercial facilities are located close/adjacent to existing commercial and employment uses.
