VICTORY PIER


  • A HIGH PROFILE REGENERATION SCHEME LOCATED IN A PROMINENT POSITION ON THE RIVER MEDWAY IN GILLINGHAM.

    CONSISTING OF OVER 1,200 NEW RESIDENTIAL UNITS, THE NEW MASTERPLAN INCLUDES STUDENT ACCOMMODATION, EXTRA CARE FACILITIES, MARKET SALE AND AFFORDABLE HOUSING ALONG WITH 18,200 FT2 OF COMMERCIAL AND RETAIL DEVELOPMENT.

  • We were commissioned to rework the original masterplan of the regeneration of this waterfront brownfield site on a broad bend in the Thames on behalf of Berkeley First. We were also responsible for several phases of construction. 

    When the final phase completes, Victory Pier will provide 487 homes and 18,200 ft2 of commercial space including a hotel, shops, bars and restaurants. The site also contains 607 units of student accommodation for the University of Kent.

    The masterplan focuses on the creation of a large green park in the heart of the scheme, as well as ensuring the site and the buildings are designed to maximise river views and wide vistas with the focus on three new towers which are 17, 15 and 11 storeys tall; all whilst bringing a redundant Post Industrial waterfront back to life.




  • The buildings respond to their river location through high quality design. The architectural treatment includes a repetitive steel balcony element, a feature reminiscent of wharf cranes and piers, recurring throughout the development as a distinctive motif for the waterfront.

    Our intelligent phasing of the masterplan enabled development to progress continuously, despite adverse market conditions, providing a valuable boost for the local economy.

    The landscaping of the site is enriched by a large park and the whole development is carefully configured to maximise river views.
  • Following on from the success of Liberty Quays Phase 1 which delivered 605 student bedrooms we were subsequently commissioned in to develop a second phase of student accommodation to meet an increase in demand for student housing.

    The two courtyard buildings are set around a landscaped shared surface which acts as the main gateway and pedestrian route into the site and to the residential blocks and the river beyond. The courtyards have a collegiate feel with flat lawns raised up on conservation kerbs to encourage informal sitting. Lengths of evergreen hedges and small evergreen trees punctuate the space and give some enclosure as well as creating a pleasing pattern when looked down upon from the study bedrooms.
